What is a Phase I Environmental Site Assessment (ESA)

A Phase I Environmental Site Assessment (ESA) is the first step in environmental due diligence when assessing the environmental condition of commercial real estate.   This practice is intended primarily identify recognized environmental conditions (RECs) in connection with a property using reasonably ascertainable information.

  • Site reconnaissance; includes a visual inspection of the property and adjoining properties

  • Interview owner, operators, and occupants

  • Review historical aerial and Sanborn maps

  • Search database for recorded environmental cleanup liens

  • Review of federal, state and local government records

  • Review of high risk historical records

  • Completed Phase I ESA using ASTM Standard E1527
